Our services

Property in Kenya is rarely lost to a bad decision — it is lost to bad information. Each service below closes that gap: independent verification, documented instructions, and deliverables you can hold up in a dispute.

Service 01

Buyer Concierge

You’ve found the property. We make sure it’s the right one — and that it becomes yours cleanly.

Buying property in Kenya is rarely the problem. Buying it safely is. Most buyers are guided by the person selling, which means the only advisor in the room is paid to close the deal. Buyer Concierge puts us on your side of the table — and brings a panel of professionals with us. We verify the title, the boundaries, the structure, the planning position and the price, then negotiate on your instruction and walk with you through the advocates, consents, duty and registration until the title reads your name.

You pay us. So we answer to you.

  • Physical Inspection Report (LUXKEY — visual, non-specialist)

Service 02

Discreet Sales & Acquisitions

For buyers and sellers who want the transaction, not the attention.

The best property in Kenya frequently never reaches a portal, and many of the best owners have no intention of putting one there. Divorce, succession, business pressure, or simply not wanting the neighbourhood to know — the reasons vary, the requirement doesn’t. Selling, we represent you quietly: no signboard, no portal, no circulation to other agents. Acquiring, you give us a brief and we approach owners directly. Every instruction is handled under a written confidentiality undertaking.

Two parties, one quiet introduction, and nobody else the wiser.

Service 03

Off-Plan Buyer Protection

Buying a building that doesn’t exist yet? Someone should be watching it for you.

Off-plan is where Kenyan buyers lose the most money. Deposits are paid against renderings, funds go into a developer’s general account, and progress is confirmed by the same developer holding the money. We break that circle. We vet the developer before you commit, structure your payments to verified construction milestones through your advocate, and inspect the site ourselves — reporting on what has actually been built against what you have actually paid, before each disbursement.

We don’t hold your money. We watch where it goes.

Stage 1 — before you commit

  • Developer Due Diligence Report
  • Project Legal Status Report
  • Sale Agreement Risk Review Memo (prepared for your advocate, not in place of them)
  • Payment Structuring Schedule
  • Baseline Site Report

Stage 2 — through construction, before each disbursement

  • Milestone Verification Report (issued before every payment)
  • Variation & Specification Deviation Log
  • Programme Slippage Report (cumulative, quarterly)
  • Stall & Escalation Notice (triggered, not scheduled)

Stage 3 — at handover

  • Snagging & Handover Report
  • Title & Sectional Confirmation
  • Closing File
Service 04

Property Sales and Marketing

Presented properly, priced on evidence, sold to a buyer who completes.

A property does not sell because it is listed. It sells because the right buyer sees it well presented, sensibly priced, and backed by documents that survive scrutiny. So we start with the paperwork — because a sale that collapses at due diligence costs you months and reputation. We then price against comparables, prepare the property, market it properly, qualify every enquiry, and negotiate to close.

Fewer, better buyers — and a sale that actually completes.
  • Pre-Listing Title Audit Report
  • Market Appraisal & Pricing Report
  • Property Preparation Schedule
  • Marketing Plan & Media Pack
  • Buyer Qualification Report (per serious enquiry)
  • Campaign Performance Report (fortnightly)
  • Viewing Feedback Log
  • Offer Comparison & Recommendation Memo
  • Transaction Progress Tracker
  • Completion & Commission Statement
Service 05

Property Development Advisory

Decide what to build before you spend money finding out.

Most development losses in Kenya are made on paper, long before the first foundation. The wrong unit mix. A specification the neighbourhood won’t pay for. A price the local market cannot absorb. A site whose planning position never supported the scheme. We advise at the point where the decision still costs nothing to change. Where the numbers do not work, we tell you.

Built on site experience and financial modelling — not optimism.

Standard Appraisal

  • Title & Encumbrance Verification
  • Planning & Zoning Position Report
  • Site Constraints Note
  • Market Snapshot
  • Indicative Highest & Best Use Statement

Full Feasibility

Everything in Standard Appraisal, plus:

  • Detailed Market & Absorption Study
  • Optimum Unit Mix & Specification Schedule
  • Development Cost Plan (QS-based)
  • Development Appraisal & Financial Model
  • Funding & Structuring Options Note
